08 May Again – Please Use A Local Lender!

Here’s just ONE reason why we suggest using a local lender:
I was grateful to get a lovely listing (ie representing the seller to sell her home) in Montrose not too long ago. A buyer came from the Denver area and just absolutely LOVED the home. She put in an offer and we got the home under contract. The buyer was using a lender from the Front Range (Denver area) who has done a good job. Time for the appraisal to be ordered (insert daunting music here)…
The Denver lender did it correctly as they know to do and the appraiser was contacted. In Colorado Springs. About a 5 hour drive from the home in Montrose. (Are you seeing a problem here??) I contacted the appraiser directly to find out when he planned to do the appraisal and needed to get into the home immediately after we were notified that he had been assigned. No reply. I contacted him one week later. No reply. The lender then asks if the appraiser has accessed the home and completed the appraisal.
There’s more to the story, but in the interest of keeping this short, we explained to the lender in Denver that an appraiser in Colorado Springs will NOT be the best choice to actually get an appraisal done in Montrose. So I say again – PLEASE try to use a local lender here on the Western Slope. It will make the stressful process of buying a home and getting a mortgage here a little easier on you and your family.
