🏠 Across Colorado, home prices are holding steady. On the Western Slope, we’re seeing more properties on the market, giving buyers options and sellers a bit more competition. It’s not a blazing-hot seller’s market anymore 🔥, but things are still moving — so pricing and presentation are key! 🔑🗝️

📉 With the government shutdown ⚖️, a few things have slowed — some data releases are paused and programs like flood insurance are delayed. It’s not a full stop, just a little uncertainty 😬. The good news? Buyers and sellers who stay proactive are still getting deals done!

💰 Mortgage Update: Current rates are hovering around 6.0% for a 30-year fixed and ~5.25–5.5% for a 15-year 💵. Nationally, we’re seeing about 6.3%, the lowest in nearly a year! 🙌 If you’ve been waiting for “the rate to drop,” this could be your sign to make a move 🏃‍♀️💨. Call me! 📲📞
