28 Mar Out Like A Lion

We can’t believe it’s already the last week of March, 2022! And sure enough, it looks like March will go “out like a lion” here in Colorado. We got the “lamb” coming in so we can’t complain too much. The mountains will get the worst of it, but we here on the Western Slope will see some rain/snow at times. And we need the moisture so we don’t mind too much.
With spring we are seeing all kinds of spring activities as well as summer fun being put on the schedule already. Make sure to follow our Facebook page to find out some of what’s going on here on the Western Slope. We try to showcase things from Cedaredge to Delta to Montrose to Ridgway to Ouray and areas all around and in between. To say the real estate market is “busy” right now is an understatement. If you check out the end of February sales stats from the Colorado Association of Realtors, you can see the difference from February 2021 versus 2022.
New listings are down 20% while the median price is up 20%. The amount of days on market (time from list until close of sale) is down 11% and inventory is down a whopping 40%. What this means to you depends on whether you’re buying or selling property here.
If you’re a buyer – you’d better be ready to look at a property and make an offer ASAP or you might miss out. It also means that what you can afford might not be quite as much as it was last year. Don’t wait – property values are NOT going down right now or for the foreseeable future (barring anything drastic).
If you’re a a homeowner selling your home, you’d better have someplace to live before you list your home or at least an idea of what you want and where you’re going. Then you can be looking at homes while yours is on the market and coordinate the sale of your current home to coincide with your new one. (ideally…) If you’re selling vacant land it’s a bit different but we are still seeing land parcels sell more quickly than they have in several years.
