It is the week after Easter and I hope your weekend was filled with family, fun, and maybe a little too much chocolate (no judgment here 😉).

We’re starting to see those warmer spring temps on the Western Slope, but don’t let that fool you—clouds are already rolling in and, as always this time of year, the weather likes to keep us guessing! One minute it’s sunshine, the next… who knows. Classic Colorado! ☀️⛅

The market is staying active, and we had a great open house today at the home at 7528 S. River Road! Several local brokers stopped by and shared some really positive feedback, which is always encouraging. It’s a great reminder that well-priced, well-presented properties are still getting attention I just had a lot in Arrowhead go under contract today as a cash sale closing in 17 days.

Mortgage rates are currently hovering in the mid-to-upper 6% range, depending on loan type and buyer qualifications. If you’ve been waiting for the “perfect” rate—just remember, timing the market is tricky. The right time is when it works for YOU and your goals.
