Western Colorado Spring!

Spring has officially arrived on the Western Slope… Colorado style! Friday brought heavy, wet snow that reminded us winter isn’t quite ready to give up yet. But by Saturday afternoon the sunshine returned and we’ve been enjoying gorgeous spring weather ever since. If you’ve lived here long, you know this pattern well — snow one day, sunshine the next. Expect more of the same as we move through March!

While the weather keeps us guessing, the real estate market is staying busy. New listings are starting to pop up and buyers are actively looking. Spring is traditionally one of the busiest seasons in real estate, and we’re already seeing strong activity across the Western Slope.

Mortgage rates are currently hovering around the low-6% range, with the average 30-year fixed mortgage around 6.1% nationally and similar levels here in Colorado. While higher than the ultra-low rates we saw a few years ago, they remain significantly lower than the peaks we experienced in 2023 and are still encouraging buyers to stay active in the market.

And of course, don’t forget we “sprang forward” this weekend! Daylight Saving Time is back. Are you loving the longer evenings or still a little sleep deprived?
